What Happens During a Leak Detection Service

A water leak in your Conroe home can cost you hundreds of dollars a month in wasted water, and you won't even see most of it. The water is running inside your walls, under your concrete slab, or buried in your yard. By the time you notice a problem, the damage is already there. A professional leak detection service finds these hidden leaks before they turn into expensive repairs. Here's what actually happens when a plumber comes out to locate a leak you can't find yourself.

Why You Can't Just Find It Yourself

Your water bill suddenly jumped, or you hear running water when nothing is on. Your first instinct is to look under the sink and check the toilet. That's smart. But most leaks in Conroe homes aren't in the obvious places. A leak in the slab foundation under your house, in a buried water line running to your meter, or inside a wall cavity won't show up until the damage is serious. You could spend a week chasing the problem and still miss it. That's where detection equipment comes in.

The Initial Assessment

When we arrive, the first thing we do is verify that you actually have a leak. We'll check your water meter. If you've turned off all the water in the house and the meter is still moving, you've got a leak somewhere. We also talk through your symptoms. Are you seeing wet spots in your yard? Is there a specific area where you're hearing water? Is your water bill unusually high? These details point us in the right direction before we bring out any equipment.

Electronic Leak Detection

The most common tool we use is an electronic leak detector. This device listens for the sound of water moving through pipes or escaping from a crack. Water under pressure makes a distinctive hissing or whistling noise that these sensitive microphones can pick up. We start at your water meter and work our way through the house, listening at different points along your water lines. If you have a leak in a buried line running from your meter to the house, this is usually how we find it. The detector narrows down the location so we know exactly where to dig.

Thermal Imaging for Hidden Leaks

For leaks inside walls or under floors, we sometimes use a thermal camera. Water moving through a pipe or pooling behind drywall creates a temperature difference. The camera shows us these temperature variations as colors on a screen. A cold spot on a wall might indicate water running through a pipe behind it, or a warm spot on your floor might show where water is pooling under the slab. This technology is especially useful in Conroe homes with concrete slabs, where a leak can spread a long way before you see any sign of it.

Video Inspection for Sewer Lines

If we suspect the leak is in your sewer line, we use a different approach. We insert a small camera on a flexible cable into your drain line. This video feed shows us exactly what's happening inside the pipe. We can see cracks, roots that have broken through the line, or sections that have collapsed. Sewer leaks in Conroe are common because of the clay soil and temperature changes. The camera gives us a clear picture of what needs to be fixed.

Pinpointing the Exact Location

Once we've identified where the leak is, we mark it for you. If it's a buried water line in your yard, we'll mark the spot with spray paint or flags so you know where digging will need to happen. If it's inside your home, we'll show you the wall or floor section that needs attention. We'll give you a detailed report of what we found and what it means for your house. You'll know whether the repair is simple or whether you're looking at a bigger job.

What Happens After Detection

After we find the leak, the repair comes next. That might be as straightforward as replacing a section of exposed pipe under your sink, or it might mean cutting into drywall to access a leaking line inside the wall. For slab leaks, we sometimes have options. We can reroute the water line through the attic or walls to avoid digging under the foundation. For sewer line problems, we might be able to repair the section with trenchless technology instead of excavating your entire yard. We'll walk you through your options and the cost of each one.
